The Canadian Construction Documents Committee (CCDC) is expected to release new versions of the key CCDC 5A, 5B and 17 for construction management contracts as well as the CCDC 30 Integrated Project Delivery Contract. CCDC recently delivered in-person seminars in Ontario to introduce updates to the following construction management and integrated project delivery (IPD) documents:
- CCDC 5A-2025, Construction Management Contract – for Services;
- CCDC 5B-2025, Construction Management Contract – for Services and Construction;
- CCDC 17-2025, Stipulated Price Contract between Owner and Trade Contractor for Construction Management Projects;
- CCDC 30-2025, Integrated Project Delivery Contract; and
- CCDC 30-2025 Guide, Guide to the Integrated Project Delivery Contract.
The seminars provided advance copies of the new contracts, anticipated for publication in June 2025. With the publication of the new contracts, the date of publication for the anticipated updates to the related construction management guides (CCDC 45, 46, and 47 respectively) may be provided.
These seminars reviewed the “ready-for-takeover” (RfT) concept, introduced in CCDC 2-2020, which is now included in the new construction management contracts. For users of CCDC 2-2020, the terms and conditions for RfT in the updated 5B contract will be much the same. Differences in the wording around RfT in the 5A and 17 contracts are related to the context in which they are formed. As client’s interest in the construction management approach grows, consider becoming familiar with these new contracts and the differences in your role.
The changes will impact OAA resources in the Practice Tip PT.23 series, in particular. Look for more about these updated documents soon.
